Why do I need a property valuation for probate?

A property valuation establishes the market value of a property at the date of death. This figure is used when applying for probate and, where applicable, completing Inheritance Tax forms for HMRC.

Who carries out the property valuation?

The RICS valuation is carried out by an independent third-party valuation company, not by IWC Probate Services. Once we receive your enquiry, we will pass your details to our trusted valuation partner, who will assess your requirements and provide a quotation before any work begins.

How much does a probate property valuation cost?

The cost depends on factors such as the property’s location, size and complexity. After reviewing the information you provide, our valuation partner will contact you with a personalised quotation. No valuation will be carried out until you have agreed to the price.

How long does the valuation process take?

Timescales vary depending on the property and the availability of the valuer. Once your quotation has been accepted, the valuation company will arrange an appointment as soon as possible and advise when you can expect to receive your valuation report.
